Winter Storm Insurance: What Utah Homeowners Need to Know Before the Snow Hits
Winter Storm Insurance: What Utah Homeowners Need to Know Before the Snow Hits
If you've lived in Utah for even a single winter, you know that the snow doesn't mess around. From the Wasatch Front to Heber Valley, our winters bring heavy snowfall, freezing temperatures, ice dams, and the occasional blizzard that shuts everything down for days. It's part of life here, and most of us wouldn't trade it for anything.
But here's the question every Utah homeowner should be asking: is your insurance actually ready for what winter can throw at your home?
At The Insurance Center, we've been helping families across Ogden, Farr West, Heber City, North Ogden, and throughout Utah navigate their coverage since 1995. Every winter, we hear from homeowners who wish they'd reviewed their policy before the damage happened. Here's what you need to know to make sure that's not you.
The Real Winter Risks Utah Homeowners Face
Utah winters aren't just cold. They're destructive in ways that many homeowners don't anticipate until the damage is done.
Ice dams. When heat escapes from your roof and melts snow unevenly, the water refreezes at the edges and creates ice dams. These dams trap water on your roof, which can seep under shingles and into your walls, ceilings, and insulation. The resulting water damage can be extensive and expensive to repair.
Frozen and burst pipes. When temperatures drop below freezing for extended periods, the water inside your pipes can freeze, expand, and cause pipes to burst. A single burst pipe can flood your home in minutes, destroying floors, walls, furniture, and personal belongings. This is one of the most common and costly winter insurance claims in Utah.
Snow load and roof collapse. Utah's heavy, wet snow can accumulate rapidly on rooftops. If your roof isn't built to handle the weight, or if snow isn't cleared regularly, the structural load can cause sagging, cracking, or in extreme cases, partial collapse. Homes in the Heber Valley and mountain communities face particularly high snow load risks.
Wind damage. Winter storms in the Ogden area and along the Wasatch Front often bring powerful winds that can tear off shingles, knock down fences, and send debris into your home's exterior. Wind damage to your roof can create openings that lead to secondary water damage inside your home.
Fallen trees and branches. Heavy snow and ice can weigh down tree limbs until they snap. If a branch falls on your roof, your car, or your fence, the damage can be significant. If a neighbor's tree falls on your property, you may need to rely on your own homeowners policy to cover the damage.
What Does Your Homeowners Policy Actually Cover?
The good news is that most standard homeowners insurance policies in Utah do cover many types of winter damage. However, the details matter, and understanding what's covered (and what's not) is essential.
Covered in most policies: Damage from burst pipes, ice dams, wind, and the weight of ice and snow is typically covered under a standard homeowners policy. This includes damage to your home's structure, your personal property inside, and additional living expenses if your home becomes uninhabitable.
Not typically covered: Damage caused by poor maintenance, neglect, or gradual wear and tear is generally excluded. For example, if your pipes freeze because you left your home unheated during a winter vacation, your claim could be denied. Similarly, if ice dam damage is traced back to inadequate insulation or ventilation that you knew about but never addressed, the insurer may argue the damage was preventable.
Flood damage from snowmelt: As spring approaches and snow begins to melt, rapid runoff can cause flooding, especially in low-lying areas. Standard homeowners policies do not cover flood damage. If your home is in an area that's prone to spring flooding, you'll need a separate flood insurance policy.
Tips to Protect Your Home and Your Coverage This Winter
Insulate your pipes. Wrap exposed pipes in unheated areas like garages, basements, and crawl spaces with foam insulation. When temperatures drop significantly, let faucets drip slightly to keep water moving and prevent freezing.
Keep your home heated. If you leave your home during winter, even for a short trip, keep the thermostat set to at least 55°F. This helps prevent pipes from freezing and shows your insurer that you took reasonable steps to protect your property.
Clear snow from your roof. If you notice heavy snow accumulation on your roof, use a roof rake to safely remove excess snow. This reduces the risk of ice dams and snow load damage. For homes in Heber City and mountain communities, this should be a regular winter routine.
Trim trees near your home. Before winter arrives, have overhanging branches trimmed back to reduce the risk of them breaking under the weight of snow and ice and damaging your home.
Review your policy with your agent. This is the most important step. Take a few minutes to call The Insurance Center at (801) 622-2626 and review your homeowners policy before winter hits. We'll make sure your coverage limits are adequate, your deductibles make sense, and there are no gaps that could leave you exposed.
